Be Prepared

Gather These Documents Before Your First Call

Having your documents ready upfront is the single biggest factor in a fast, stress-free closing. Check off each item as you gather it — or print this page to keep handy.

Income

  • Last two years W-2s or 1099s
  • Most recent 30-day paystubs (all pages)
  • Social Security awards letter (if applicable)
  • Retirement or pension awards letter (if applicable)
  • Last two years federal tax returns (self-employed borrowers)
  • Year-to-date Profit & Loss statement (self-employed)
For RSU or stock compensation income, Rachel will advise on what documentation SoFi requires based on your vesting schedule.

Assets

  • Most recent 2 months bank statements — checking & savings (all pages)
  • Most recent statement for all investment accounts
  • 401(k) or IRA statements (include terms of withdrawal)
  • Brokerage account statements (stocks, ETFs, mutual funds)
  • Gift letter (if any portion of down payment is a gift)
Large deposits appearing in your bank statements will need to be sourced and documented. Rachel will walk you through this before it becomes an issue.

Properties Currently Owned

  • Homeowners insurance declaration page
  • Most recent property tax bill
  • Most recent mortgage statement
  • HOA statement (if applicable)
  • Rental lease agreements (for investment properties)
  • Schedule E from most recent tax return (rental income)

Purchase Loan

  • Fully executed purchase contract
  • Earnest money deposit proof (cancelled check or wire confirmation)
  • Homeowners insurance quote for the new property
  • Contact info for your real estate attorney or title company
  • Co-op board package (New York co-op purchases only)
SoFi's On-Time Close Guarantee requires documents to be submitted within 5 business days of initial request. Getting ahead of this makes a real difference.

Identification

  • Valid driver's license, passport, or government-issued photo ID
  • Social Security number (for credit authorization)
  • Green card or visa documentation (non-US citizens)

Refinance (Additional)

  • Most recent mortgage statement
  • Current homeowners insurance declarations page
  • Most recent property tax bill
  • Title insurance policy (if available)
  • Second mortgage or HELOC statement (if applicable)
